The most common questions concern what a maintenance contract obliges each side to do. Ours obliges us to attend on stated dates, perform a defined task list per visit, and report with photographs and readings. It obliges the client to provide access and a sign-off contact. People also ask whether contracts lock them into works they do not need. They do not, because the scope is agreed from a survey and reviewed annually, with the schedule thinned or deepened on evidence.
