Coils: where efficiency quietly dies

Evaporator and condenser coils accumulate dust and salt-laden airborne debris, especially in coastal areas like Dubai Marina and JBR. A fouled coil reduces heat transfer, so the unit runs longer, draws more power and freezes over. What we check: coil fin condition, fin spacing, visible biofilm, and temperature drop across the coil compared with the unit's design figures. What we find: many systems have been filter-cleaned for years without the coil ever being touched, which explains the slow decline owners describe as old age. What we do: strip and clean coils with appropriate treatments, comb damaged fins back into alignment, disinfect trays and drain pans, and photograph the coil before and after so the difference is documented rather than claimed.

Refrigerant: topping up is not a repair

Low gas is a symptom of a leak, and a system topped up repeatedly is a system being slowly bled. What we check: standing and running pressures against manufacturer data, coil temperatures, and evidence of oil residue at joints, which marks leak paths. What we find: a large share of underperforming units have small leaks at flared fittings or corroded pipe insulation, losing gas over months. What we do: recover, repair the leak where practical, pressure test to confirm it holds, then recharge to the correct measured weight. We record the pressure figures in the visit report. If a unit needs repeated recharges, the report shows the trend, which is the evidence needed to justify replacement rather than another top-up.

Condensate drainage: the silent flood

Most AC water damage we attend in Dubai traces to drainage, not the unit itself. Condensate lines grow biofilm, trays silt up, and the first sign is a ceiling stain in the flat below. What we check: tray slope and cleanliness, line flow by flush test, float switch function where fitted, and the condition of insulation on chilled pipework, which prevents sweating that mimics leaks. What we find: float switches missing or bypassed on older splits, and lines vented incorrectly so flow stalls. What we do: flush and vacuum lines, clear traps, clean and level trays, reinstate or replace float switches, and reinstate lagging. Every drainage task is photographed, because this is the fault most likely to cause a neighbour claim.

Ducting and airflow

Ducted and central systems fail through air delivery long before they fail mechanically. What we check: duct joints for leakage, flex duct for collapse and tearing, grilles and diffusers for balance, and filter housings for bypass gaps where unfiltered air sneaks around the filter. What we find: collapsed flex runs crushed during other building works, and joints leaking cooled air into ceilings rather than rooms, which shows up as complaints about specific flats being warm while others freeze. How often should AC be serviced in Dubai?

For most Dubai buildings, filters and drainage checks at least twice a year, with a full service including coils and gas before the summer peak. Dusty locations or high-usage units may need quarterly attention. We set frequency from your equipment and exposure rather than a default answer.

Is AC servicing required by law or regulations?

Preventive maintenance including AC is expected under good practice for Dubai buildings, and building owners and associations are responsible for keeping services safe and functional. A documented service history is the practical way to demonstrate that responsibility during audits, inspections or insurance claims, which is why we paper every visit.

Will you tell us if a unit should be replaced?

Yes, and with figures. When a unit shows declining performance, repeated gas loss or failing parts, we report the trend with readings and photographs, then set repair costs against replacement. We would rather lose a repair job than sell you three more years on a unit that is costing more than its replacement.
